DSCR Loans in Texas
A DSCR loan compares the eligible rental income of an investment property with its qualifying monthly housing obligation. Depending on the program, personal tax returns or traditional employment-income documentation may not be required. I help investors use DSCR loans to buy, refinance, and grow rental portfolios, and I own rental properties myself.
DSCR financing may allow eligible real estate investors to qualify primarily using a property’s rental income rather than traditional personal-income documentation. Down payment, credit, reserves, property type and minimum cash-flow requirements vary by program.
How DSCR is calculated
DSCR stands for debt service coverage ratio: the property's monthly rent divided by its monthly housing payment (principal, interest, taxes, insurance, and HOA dues, if any).
DSCR = Monthly rent ÷ Monthly (principal + interest + taxes + insurance + HOA)
A DSCR of 1.00 means the rent exactly covers the payment. Minimum cash-flow requirements vary by program.

Is a DSCR loan right for me?
Good fit
Self-employed investors, investors growing a portfolio, buyers whose tax returns understate income, short-term rental owners, and investors closing in an LLC. First-time investors may qualify on some programs.
Not a fit
A home you'll live in, buyers who don't currently own a home (DSCR programs don't allow first-time homebuyers), or a property whose rent won't come close to covering the payment. For a home you'll live in, see the self-employed options.
Example (illustrative only)
An investor buys a College Station rental for $300,000 with 25% down. The estimated payment, including taxes and insurance, is $2,000 a month. Market rent is $2,400 a month.
$2,400 ÷ $2,000 = 1.20 DSCR. The property covers its payment with room to spare, and, depending on the program, the investor may not need to submit tax returns.
How it works with me
- Tell me about the property and your goals (purchase, refinance, or cash-out).
- I estimate the DSCR using market rent or a current lease.
- You get a custom quote with rate, down payment, and cash to close.
- The appraisal includes a rent schedule to confirm market rent.
- We close, and I help you plan the next property.
Many Supreme Lending loan programs are supported by internal processing and underwriting resources. Brokered and specialty products may follow different review procedures.

Frequently asked questions
Can I use a DSCR loan for an Airbnb?
Short-term rentals may be eligible where legally allowed. Requirements, including how rental income is calculated, vary by program.
Do I need a job or tax returns?
Depending on the program, personal tax returns or traditional employment-income documentation may not be required. Credit, reserve and down payment requirements still apply.
Can I close in my LLC?
On many programs, yes. Eligible entity vesting varies by program.
Can I do a cash-out refinance?
Cash-out refinances may be available. Investors often use them to pull equity for the next purchase. Property and leasing requirements vary by program.
How many DSCR loans can I have?
It varies by program. Some programs allow more financed properties than conventional guidelines do.
Can a first-time investor get a DSCR loan?
Possibly, if you already own your home. Requirements for first-time investors vary by program.
Is the rate higher than a conventional loan?
Usually somewhat higher, because you're not documenting personal income. The trade-off is flexibility and speed.
