Non-QM and Portfolio Mortgage Lender in Texas
Non-QM loans are mortgages for borrowers who do not fit traditional lending boxes: self-employed borrowers, investors, foreign nationals and ITIN holders. If you have been told no before, this is a big part of my work.
What is a Non-QM loan?
A Non-QM (non-qualified mortgage) loan is a mortgage that does not follow the standard documentation rules most banks use. Instead of relying only on tax returns and W-2s, it can use other proof that you can repay the loan, like bank statements, a profit and loss statement, rental income, or assets.
People also search for "portfolio" and "alternative-documentation" loans. I am Tyler Hardy (NMLS #2770579), and I help Texas borrowers with all of them. Here, "portfolio" means non-agency programs: loans outside Fannie Mae, Freddie Mac, FHA, and VA guidelines.
Who are Non-QM loans for?
- Self-employed borrowers and business owners
- Real estate investors who want to qualify on rental income
- Borrowers without a Social Security number (ITIN)
- Foreign nationals with no U.S. credit history
- High-net-worth borrowers who want to use assets instead of income
- Anyone told no by a bank or credit union

How do I know which program fits?
Call me. I will walk you through the programs that may fit, explain why, and be honest if none fits yet. If you want a second look at a file another lender turned down, start with my second opinion page.
A denial from one lender may not reflect every available option. Different lenders and loan programs have different eligibility requirements, so a second review may identify another path—or provide clearer steps for moving forward.
