Turned Down for a Mortgage? Get an Honest Second Opinion

A denial from one lender may not reflect every available option. Different lenders and loan programs have different eligibility requirements, so a second review may identify another path—or provide clearer steps for moving forward. Tell me what happened, and I'll tell you honestly where you stand and what it would take.

Why mortgages get denied

  • Debt-to-income ratio too high. Your monthly debts are too large compared with qualifying income.
  • Credit score below the program minimum. Each program has its own floor.
  • Income that's hard to document. Self-employed borrowers often show low income on tax returns because of write-offs.
  • Not enough funds to close or reserves.
  • Recent credit events. Bankruptcy, foreclosure, or late payments within a waiting period.
  • Property issues. A condo that isn't approved, a low appraisal, or a property type the program doesn't allow.
  • Employment gaps or a recent job change.

What I'll do for you

  • Review your denial reason, credit, income, and the property.
  • Tell you plainly whether there's a program that fits today.
  • If there isn't, give you a specific plan and timeline to get there.
  • Never pressure you. If waiting is the right move, I'll say so.

Programs that often help

In a client's words

“Story started off with another denial by my bank. Tried for the past 5 years to get an approval for a mortgage… Tyler was very honest and upfront and put in the time and work to review our situation and cook up the game plan to make it happen… I was in shock finally seeing that pre-approval and finally getting to the end game having a place to call home.”

— Jesus A.

“Tyler was great through the whole process. He did a great job communicating and even came to meet us at our closing.”

— Patrick T.

“Tyler is a trustworthy lender, and a really hard worker. It's clear that he truly values people.”

— Caitlin W.

Frequently asked questions

Can I get approved after being denied by another lender?

Possibly. A denial from one lender may not reflect every available option, because different lenders and programs have different eligibility requirements. The key is finding out exactly why you were denied, then looking for a program that fits, or a clear plan to fix the issue.

Will another application hurt my credit?

Multiple mortgage credit checks within a short window are generally treated as a single inquiry for scoring purposes. I can often tell you a lot from your denial letter and documents before pulling credit.

Does the lender have to tell me why I was denied?

Yes. Lenders must give you a written notice that states the specific reasons or tells you how to request them.

What if my credit score is too low right now?

I'll give you a step-by-step plan, show you which changes would move your score most, and stay in touch until you're ready.

I'm self-employed and was told my income is too low. Now what?

Ask about alternative-documentation programs. Eligible programs may consider bank deposits, a profit-and-loss statement, or 1099 income instead of taxable income after deductions. Requirements vary by program.

Is there a cost for a second opinion?

There's no charge to review your situation and talk through options.
