LOAN PROGRAMS

Loan Programs for Every Situation

From your first home to farmland, self-employed income to a second chance, there's usually a path. I'll help you find it and explain it clearly.

No first-time homebuyer requirement or program income limit applies under current guidelines. Program and state restrictions apply.

Second Chance, ITIN & Earned Equity

  • A previous bankruptcy, foreclosure or history of late payments does not necessarily eliminate every future financing option. Eligibility and applicable waiting periods depend on the loan program, credit event and borrower’s current qualifications.
  • ITIN options for borrowers without a Social Security number
  • Earned Equity is an alternative homeownership program—not a mortgage loan—for eligible participants who are not yet ready to qualify for traditional financing. Rights, obligations, purchase terms and equity treatment are governed by the program agreement.

Rate Lock Programs

  • Lock & Look may allow an eligible buyer to secure an interest rate before entering into a purchase contract. Available lock periods, fees, extensions, expiration and program requirements apply.
  • Lock N’ List may establish a property-specific rate opportunity for an eligible listing. The eventual buyer must qualify for the loan and satisfy all applicable program requirements. Lock expiration, extension and other terms apply.
  • The applicable rate is protected during the approved lock period, subject to the program’s terms, expiration, extension requirements and any qualifying changes to the loan.

Also available: Manufactured Homes · Barndominiums · Bridge Loans · Foreign National · Physician Loans · Two-Time Close Construction · FHA Streamline Refinance · Investor Pricing Programs · Reverse Mortgage

Programs, terms, and availability are subject to change without notice and may not be available in all states. All loans are subject to credit and property approval. This is not a commitment to lend. Ask me which options fit your situation.

The borrower must meet all loan obligations, including living in the property as the principal residence and paying property charges, including property taxes, fees, hazard insurance. The borrower must maintain the home according to FHA requirements. Failure to meet these requirements may trigger a loan default that may result in foreclosure.

PARTNERS

For builders and advisors

Your clients need a lender who answers the phone and communicates clearly. I work with builders as a preferred lending partner, and with financial professionals across Texas. Ask whether your transaction may qualify for Supreme Lending's expedited closing process. Eligibility depends on the loan program, property, documentation, appraisal and underwriting readiness. Closing within a particular timeframe is not guaranteed.

Common questions

What credit score do I need for a mortgage?

It depends on the program. FHA permits maximum financing beginning at a 580 credit score, although lender, underwriting and borrower-specific requirements apply. Conventional requirements vary by program. If your score is lower, I'll show you what it would take to get there.

I was turned down by another lender. Can you still help?

A denial from one lender may not reflect every available option. Different lenders and loan programs have different eligibility requirements, so a second review may identify another path—or provide clearer steps for moving forward. Tell me what happened.

Can I get a mortgage if I'm self-employed?

Often. Eligible self-employed borrowers may be able to document income using bank statements, 1099 income, a profit-and-loss statement or other alternative documentation. Required documentation and business-history requirements vary by program.

Where do you lend?

I'm based in College Station and licensed in Texas.

How fast can you close?

Ask whether your transaction may qualify for Supreme Lending's expedited closing process. Eligibility depends on the loan program, property, documentation, appraisal and underwriting readiness, and closing within a particular timeframe is not guaranteed. I'll give you a realistic date up front.

Can I apply from my phone?

Yes. You can apply, upload documents, and track your loan from your phone.

Do you offer help in Spanish?

Yes. Spanish-language help is available through my team. Se habla español.
